Do I need perfect credit or a down payment?+
No. The entire premise of creative real estate investing is that it bypasses the traditional bank model. Subject-To deals require taking over an existing mortgage — no new loan, no credit check from the bank. Seller finance deals happen between you and the seller — no institutional approval. Wholesale assignments require only earnest money, often a few hundred to a few thousand dollars. Your credit score is not a barrier to entry.
Is Subject-To financing legal?+
Yes. Subject-To financing is a legal real estate acquisition strategy that has been used for decades. The deed transfers to you, and you take over the existing mortgage payments. There is a due-on-sale clause in most mortgages, which we cover in detail in the Contract Clinic module — including how to mitigate that risk and structure deals properly. We always recommend having a real estate attorney review your contracts.
What is the difference between Charter and regular membership?+
